A quick guide to electrical emergencies in Highlands Ranch

Most electrical problems can wait until morning. A few cannot. Knowing the difference, and knowing what to do in the first few minutes, keeps a bad situation from getting worse. Here is the short version for Highlands Ranch homeowners.

Call right away if you have any of these

A burning or fishy smell near an outlet or the panel. That smell is hot plastic. If you can safely reach the breaker for that area, switch it off, and call. This is not a wait-until-morning problem.

Sparks, or a visible arc, from an outlet, switch, or the panel. Kill the circuit if you can and stay away from it.

A warm, buzzing, or crackling breaker panel. A panel should be silent and cool. Heat or noise means a connection is arcing behind the cover.

Half the house has power and half does not, with nothing tripped. This is often a lost neutral on the incoming service, and it can push 240 volts into 120-volt circuits and damage electronics. If you know how to shut off the main, do it, and call the utility and an electrician.

Water has reached wiring, outlets, or the panel. After a burst pipe, an ice dam, or a roof leak, do not re-energize anything that got wet until it has been checked.

A downed power line on or near your property. Stay well back and call 911 and the utility. That is not an electrician call.

What to do while you wait

  • Switch off the affected circuit at the panel if you can identify it safely
  • Unplug anything on that circuit
  • Do not keep resetting a breaker that trips again immediately; that pattern means a hard fault, and forcing it removes the one thing protecting the house
  • Keep a flashlight handy rather than candles

What is not an emergency

A single dead outlet, one room without power, a flickering light, or a breaker that trips once and then holds are all real problems worth fixing, but they can be booked as a normal appointment. So can a light fixture that stopped working or a switch that feels loose.
