Home electrical safety inspection

A home inspector spends about ten minutes on the electrical system. A licensed electrician spends an hour and actually opens the panel. You get a written report covering what is safe, what needs attention now, and what to budget for, with photos and no pressure to buy anything. Worth doing before you buy, after a bad storm, or on any home over 20 years old.

Do any of these sound familiar?

Signs you need this

01

You are under contract on a home

The general inspection will not open the panel or identify a Federal Pacific or Zinsco box. This one does, while you still have negotiating room.

02

The house is over 20 years old and never checked

Panels, breakers, and connections age. Most Highlands Ranch and Stonegate homes are now well inside that window.

03

You are adding an EV charger, hot tub, or big appliance

Find out whether the service can take it before you buy the equipment, not after it is delivered.

04

After a lightning storm, a surge, or water intrusion

Damage is frequently hidden until it is not, and a surge can weaken a connection that fails months later.

What it costs

$189to$499

What moves the price
home size, panel accessibility, and whether the report needs formatting for a lender or insurer.
What is included
a full walk of the system, panel inspection, GFCI, AFCI and grounding tests, and a written report with photos.

Estimated range, reviewed regularly. Your exact price is fixed in writing before any work begins.

What the price covers

  • The service entrance, meter, mast, and main panel
  • Grounding and bonding, tested rather than eyeballed
  • A representative sample of outlets, switches, and fixtures
  • GFCI and AFCI protection tested where it exists and flagged where it does not
  • Photographs of every item raised, rated safe, monitor, or address now
  • A written report you can hand to a lender, an insurer, or another contractor

Start to finish

How the job goes

  1. 1

We walk the whole system: service entrance, meter, panel, grounding and bonding, a sample of outlets and switches, GFCI and AFCI protection, and visible wiring.

  2. 2

Everything gets photographed and rated as safe, monitor, or address now.

  3. 3

You get the written report the same day or the next morning.

  4. 4

If you want the flagged items fixed, that is a separate quote and there is no obligation.

Permits and inspection

An inspection itself needs no permit. Any corrective work that follows is permitted per the local jurisdiction. If you need a report in a specific format for a lender, insurer, or real-estate transaction, tell us when you request the service.

Judd was great. I called for an estimate, they came right out, game a good price, i hired them, they showed up right away, did a great job, took care of my gear and my dogs, and pleasure to work with. Allsafe installed a new 20-amp line for my stereo and installed a whole house surge protector and of course had to fix some issues with my breaker panel because my house was built recently by a homebuilder that took some short cuts.

We originally called Allsafe to look at adding some new lighting to our dining room and fixing some lighting issues in our bathrooms. Judd from Allsafe informed us there were concerns about our electrical service panel but could do the repairs we asked. We put the project on hold due to some urgent medical issues. About 2 months later we had an outlet in the kitchen arc and burn out. Our electrical service panel breakers didn’t trip appropriately. We called Judd back out to assess the situation. He was very thorough in evaluating what was going on with our electrical system. He found multiple issues with our ancient service panel and improper grounding throughout the house. Judd and his team replaced our electrical service panel, multiple outlets, installed new bathroom light fixtures, and installed new recessed lighting in our dining area. They found and fixed a few other minor issues along the way at no additional cost. Working with Allsafe was awesome! All the work they did looks great and we’re very happy we chose them to upgrade our electrical system.

Judson Cushing and the AllSafe Electric team continue to impress. Judson recently installed an outlet above my pool table along with a wall switch for a new pool table light. The placement was thoughtful, the install was clean, and the finished product looks like it was always meant to be there. Functionally perfect and aesthetically spot-on. This is at least the third project AllSafe Electirc has completed for me (which includes installing an auxiliary panel, running new circuits, and troubleshooting problems). As always, Judson and Shawn were very responsive, on time, did a fantastic job in short order. They clearly take pride in their work. It is hard to find contractors who combine technical skill with real customer focus, but AllSafe Electric does. I couldn’t be happier. Judson and Allsafe Electric have absolutely and repeatedly earned my business and recognition.

Jud is so wonderful, he is very communicative, punctual, and transparent with his pricing and the work he does. He did a large electrical project at our house in Parker which included installing a whole new breaker box, ground rods, etc. Not only did he coordinate efficiently with the electric company and county inspectors, but he made the whole process easy and painless for us. Would definitely recommend him and his professional team.

I highly recommend Allsafe Electric! Jud especially is awesome and will make sure you are completely happy with their work. From the free estimate to the actual project (we had our electrical panel updated so we could get more space to add circuits for a basement renovation project), we had an excellent experience. We had three different estimates done, and Allsafe came back with the best price and the most safety features. I liked that Jud came out to do the estimate AND was the main person to come do the actual work. He responds back quickly to any questions you have and has great customer service. We're going to have them add the new circuits in our basement as well. You'll be happy going with Allsafe for your electrical needs!

Jud and his team have done a ton of work at our house over the years. Most recently hooking up our hot tub. He’s replaced our panel, set us up with a generator and much more. Jud is responsive, prompt, reasonably priced, and he’s genuinely a nice guy. Finding contractors who will respond and actually show up is hard, but I never worry when I have an electrical issue. Jud is the best!

We did not have power coming through a circuit in our garage. When I called on a Friday morning, I fully expected we would have to wait until after the weekend for an electrician to come out. But Jud was able to come diagnose the issue within just a few hours! I was very impressed, and so happy that he was also able to fix the problem very quickly. Jud was very professional, explained everything so well, and is very trustworthy.

I chose AllSafe Electric because their project proposal was the most detailed and comprehensive of those I received. Once the project began, I was thoroughly impressed by their expertise, workmanship, and attention to detail. An excellent experience. Most highly recommended.

Common questions

Is this the same as the home inspection?

No. A general home inspector does a visual, non-invasive check and explicitly does not open the panel or evaluate the system in depth. This is a licensed electrician doing exactly that.

Will you try to sell me repairs?

The report stands on its own. If you want us to fix what we found, we will quote it. If you want to take the report to someone else, that is fine too.

Can you check for Federal Pacific or Zinsco panels?

Yes, and it is one of the first things we look for in homes from the 1960s to the early 1980s. Both brands have documented failure-to-trip problems.

How long does it take?

About an hour for a typical Douglas County home, and longer for larger or older properties.
