“Over the past couple years we have been stumbling through the repairs of construction defects. Many of those defects involved electrical. Douglas County. Acres Green is unincorporated, so despite sitting right next to Lone Tree it does not use the city building department. We confirm the parcel before filing.
My 1970s home has a 100A panel. Can I add an EV charger?
Sometimes, and the load calculation is what settles it. A Level 2 charger is a large continuous load, so whether your existing service carries it depends on what else the house runs. We do that math first rather than selling you an upgrade you may not need.
Is Acres Green on CORE or Xcel?
Generally CORE Electric Cooperative, like most of Douglas County. It matters because EV charger and heat pump rebates differ between providers, and most Colorado rebate articles online assume Xcel.
Should I have the panel checked before buying here?
It is worth it in this neighborhood specifically, because the housing is all from one era and that era has known panel issues. An electrical inspection opens the cover and tells you what brand and what condition, which a general home inspection will not.
